As noted above you will need ARC approval, DO NOT relay on having the contractor do, I made the mistake, found out partway through the project, I was able to get approval. The process is easy, get the form, fill it out, No cost, and typiclly 2 weeks for a reply, and as i recall good for 6 months.
Also, you did not mention the type of house, so some of the replies may be based on an assumed type of house (like a villa). The contractor we used was very good, but I am not sure still in business.
