I tracked this for about 3 years before actually buying. What I found (2006 to 2008, may have changed since then) is that VLS got on average of 97% of the sales price where MLS got on average of 94% of the sales price. I could not validate through data that VLS priced more competitively or not. During that time frame VLS sold 57% of the homes, MLS sold 34% of the homes and FSBO sold 9% of the homes. Probably about the same today + or - a % or two.

I don't know the answer on TV agents and how they are paid new vs resale. My guess would be an incentive to sell new over resale, but did not see that in working with them. Showed me both with equal information and time on both.

I do not like the new web site format as well as before, but doubt it makes much difference if someone is actively searching for a home.

Might want to consider some incentives on the home you prefer to sell. Golf cart included, extra $$$ to the agent that represents the buyer paid at closing, something to make buying your home a little more attractive then someone else's.
