Always get an application filled out by and a credit check done on a prospective tenant at their expense. Get references and call them. Obtain a sizable security deposit and the first and last month's rent upfront. If possible meet them in person. You may want to provide in the lease that no one can smoke in the house, tobacco products, marijuana, hash... The good news is the pool of interested parties will mostly be 55 and over and contain a number of prospects who will treat your property well. You do not want a tenant to use your house to use or manufacture meth, hold night long parties or for other undesirable purposes.
