Just received data for typical home values for a year ago compared to today. The analysis was by a MSA area Realtor Association that shows a 15% increase in a typical house value from December 1, 2021 until December 1, 2022. The MSA is similar in population to The Villages MSA but does not include an Adult living community of 135,000 persons. Although prices in The Villages have leveled off a bit, I observed prices in TV, during the above time period, selling for 50% to even 100% over a typical home one year ago. This bodes well for homeowners who purchased in TV prior to the dramatic price increases but for residents who recently purchased in the last year or so maybe not so much. That said, it is difficult to get “a handle” or do a typical analysis on prices of homes in The Villages because area MLS Realtors can only deal in Resales and new homes are only sold by The Property of the Villages. We can say “apples and oranges” comparison and not be wrong because The Villages is a special place. Of course, any home will only sell for whatever someone is willing to pay for it no matter where the location.
