I've bought & sold well over 100 properties and without exception, everyone that didn't include a Broker and/or a Lawyer, was a headache. I know it's hard to bite the bullet and pay a Commission, but you'll get way more money for your home using a Broker and limit your aggravation.
I have a many friends in the Real Estate business and they almost always hired someone else to sell their own property, because it's the best way to handle it.
Anyone who says otherwise, is suffering from a lack of experience and using 1 or 2 anecdotal examples and calling it a reality or trend.

I can't match your number of sales, but I have sold at least 10 properties, all without a broker. All went quite smoothly. I have used just a lawyer, or just a title company for the paperwork. It's not that complicated. I think you are raising unnecessary fears.
