What is the procedure for getting seats, are they assigned when you arrive at the station?
Any other items we should know about?

We took it from Washington to Sanford about 4 years ago. We had sleeping compartments upstairs. If you sleep on the top punk you're inches from the ceiling of the train so there's a lot of rocking going on. Of course this was before covid so things may have changed. But a dinner the first night and breakfast in the morning was included.
