Just did 2 designer homes. As an example, my expanded Jasmine was about $9000 with some really nice LVP from Robertos. I left the tile that was in the baths, kitchen, and laundry. I also left the new carpet we had in the master, to be honest, I don't want to step onto cold floors in the morning. I also think the people who say you have to have the same flooring throughout the house are wrong. In fact the transition from the tile to the plank is very nice, and it all flows wonderfully. So I think it was about 1000 sq ft. I would use $10 a square foot. This included removing the baseboards and replacing them, no quarter round. I would use Roberto's, they are great to work with and stand behind thier work, which is top notch.

As far as the Lanai- we did our 11x20 Lanai, single pane floor to ceiling sliders and it was $12,600 for single pane full length sliders. I love it. Custom windows and doors. Everyone else wants to raise your floor, have no idea why. Custom was the cheapest, and double pane was like $24,000. I have the room so I can open the doors and be "outside" so I love it. I would spend $5000 on a mini split instead of double pane windows. Make sure you get the tinting, it works wonderfully.

BTW- you really don't want to know what a Pergola and bird cage cost, believe me, buy a house that has them done.
