Home inspections
I just found out that The Villlages not only requires that any problems be reported before the year-end home warranty but that the repairs must be completed before the first-year anniversary. (From what I understand, it used to be that you had to report problems before the anniversary but repairs could be completed after.) So, be sure and get the home inspection done at least a month before your first-year anniversary occurs.
