Note that a lot of 3 bedroom courtyard villas built more than 5 years ago have a 1.5 car garage. I would suggest getting at least a 2 car garage for any 3 bedroom house that you buy. If you don't, you will regret it. When driving around, you can count the horizontal garage door panels. Six panels is a 1.5 car garage and 8 panels is a 2 car garage.
Personally, I think that the new houses are a much better deal than the pre-owned houses.
