Not really kissing lanai because property is so large you rarely, have any issues. We have almost bought 2 different Premiers, but given the age, and how far north, we choose not to.
Pond is May or may not contain water, so non issue (it’s in the paperwork now)
We we looked the sf, the lots are small compared to older neighborhoods with only Premier homes. The last Premier areas have scaled down lots but 84 seems smaller.
As I pointed out if you want to build a home with all 10’ ceilings and 8’ interior and exterior doors, it now a premiere model. Which with lot could be 1million to build. But Enclave is allowing designers to be build, which is a new concept. So one could build the same model as a 8’ ceiling design for about half. So same footprint just a very different dramatic effect.
It’s not a hard no, but sitting on the fence on 84. Lots will sell, but would like a better definition of how small of a designer one can build. But that might not come until $$ is on the table.

Yeah. I get the same "none answers" too. It's kinda frustrating. You would think they would want to be open with a qualified buyer.
