I think your instincts are correct in telling you that you should 'flex' the third bedroom and make it a 'desk/TV/Pullout sofa' area. In the absence of local family, we have only needed to pull out that sofabed in our third bedroom once in the past 18 months of living here full time. Yet-it remains a 'retreat' room for either myself of my wife, when you just want to get away-talk to old friends in a more secluded space-or just have some 'alone' time, which all of us need. I'd follow your instincts. Or you'll find yourself with a third bed, that you'll only need to make only very occasionally (if at all)!
