I was comparing the new square to Brownwood. Brownwoood does not have a lake, an island to enjoy the sunsets, scenic walking trails, a golf course, wellness center, driving range, and so much more. The indoor gym is part of the new recreation center. Perhaps, it will be like the fitness centers in which you have to pay to use. So far, no fees have been mentioned.
My discussion was based on the OP. There are many younger residents with AirBnbs and investment properties. My point is..things change frequently in the Villages. Today's "best homes" become yesterday's news. The area with the new town square along with the 3 championship golf courses will be the next "best homes." Until something else comes along. It has been this way since Spanish Springs was built. There will always be something new and improved. You have to be on your toes if you have investment properties. You can lose as easily as gaining. When LSL was built, there was a HUGE DEMAND. The largest demand I have witnessed since living in the Villages. After a few years, it crashed. Ups and downs happen in real estate.
