OK. The important word here is
grantee".
An easement allowes a
grantee ( utility for example) to use the property for a purpose (light post, hydrant, road signs, etc).
A right of way means a
grantee (utility) may crossover the property in the performance of their duties (repair of light post, hydrant, road signs).
You still own and pay tax on it and maintain it. Total strangers cannot park on it, dig it up, or let their dog poop on it, or set up camp on it.
All that lovely lawn and garden belong to you. That is why the sprinklers are located on the outer edge.
