Here's the bottom line. Commercial entities...groceries, restaurants, shops, gas stations, etc., are on their own to build. They won't come in until the demographic is large enough to support the cost of doing business. Talk to the people in Fenney about how long they had to wait for non-developer amenities to start coming in. If you build way south, just expect a long drive to anything you need or want. The developer does put in some amenities like rec centers, golf, postal station, and such, but no actual stores for obtaining products you need to live on a daily basis. If you want a fully developed support system...think about buying north of 466A.
