The age of the roof will ultimately become an issue. First, insurance companies are in business to make money. The amount of money they have paid out to replace rooves in The Villages is insane. They recover that from the insured even though they have good rates. More so when you exceed 15 years.

Be aware that there are some insurance companies that do offer reduced rates but there may be conditions. I believe that Citizens is one. I may be wrong, but I think it is sponsored by the state. But it may have some conditions that may affect their payoff. Something about higher charges if they suffer excessive losses. Don't take this as gospel .
