My two cents. I’ve been selling homes in The Villages for 23 years. The record setting sales months have always been June, July, August and September. Why? We have the most lookers in the winter but they’re renting for months to decide where, in Florida, they want to live. 80% of residents are full time. After Jan-March they go back north and up north homes sell when there’s no snow on the ground and schools out. The only year summer wasn’t the busiest was 2010 when a stimulus package gave home buyers $8000 in a check from the government if they had a contract to purchase by the end of April.
