Finally, we had ours 'painted' as did several of the neighbors around 10 years ago. Jay uses a Xylene bases stain (looks like paint) but lasts a long time. Ours is 10 years old and still looks very good, and NO sealing.

Our original homeowner used Driveways by Jay to stain the dirveway, walkway, lanai and patio floors. Overall, the original job has held up very well. With any paint or stain applied to concrete you need to be careful what you use to powerwash your house or clean these areas. In my case, the previous homeowner used a lot of SnowCap which is an acid and a lot of bleach so where this stuff dripped off the house on to some of the stained cement surfaces or where they overly powerwashed these areas with chemicals some fading occurred. Also, the Florida sun is very harsh on anything you apply to cement so over time, some fading will occur. Seven(7) years after the initial job was done by Jay, I had him re-do the lanai and the patio floors. Jay is a very nice, calm guy who has been in this business for over 30 years so he knows what works and holds up the best. I had a quick response when I reached out to him and he is very knowledgable and easy to understand and work with. Our job which was finished today came out great. Jay can custom mix any color you want. in a couple of years I will have him back to re-do our driveway and walkway. I highly recommend him.
