Today TV is a busy place. Rec centers open early and close at 10:00 PM. Probably not a big issue unless you sleep late and hear the carts coming in at 7:00 AM. Or go to bed early and hear everyone leave. It's like backing up to a street, traffic seems to stop at 9:00 PM. However all of those things are todays rules. They can and will change in the future. Maybe for the better, maybe for the worst. And my guess is that as TV grows it will not get better as to traffic and noise and facility utilization. So why subject yourself to those risks? In todays market you can find a home that does not back to a street or a pool or a rec center. Why buy a home you plan to use for the rest of your life without making as little compromise as possible? Yes you may save a few thousand by doing that, but in the long term knowing things can change why do it? It is like someone buying a home next to a small airport and not thinking they may expand and have more flights in the future. Change will happen. Both good and bad, but it will happen, so as best as you can, plan for it. Remember the first 3 rules of buying real estate, location, location, location. I know it is a significantly over used phrase, but it is oh so true.
