The Bond and Impact fees, are separate and distinct. The "Bond" is not, in any way, related to Impact Fees.
Nor is The Villages "
one of the few developments that charges the Homeowner a bond". Almost all large residential developments in Florida have been developed using the CDD model (& bonds), for over 40 years. There are 1635 "Special Districts" in Florida, of which 575 of them are CDD's.
