The OP clarified that the will requires a licensed appraisal, so that is what is needed in this case. But, almost all real estate sales are conducted without using an appraiser. To me, a licensed real estate agent, who is actively involved in selling houses in the area, is more likely to provide an accurate assessment of the market value. Most "date of death" estimates are used for tax purposes, and the IRS does accept an agent's assessment of market value. So, I don't consider it "ridiculous" advice.
