I need this market value for estate purposes and it needs to be a "date of death" type. It is completely overwhelming to find a competent reliable appraiser and be sure they have TV experience/knowledge since it is a special real estate market.

By all means, call an appraiser. I have done this and it paid many dividends. Ask them to appraise as of date of death and provide an update in 6 months to be sure you get the best value for tax abd sale purposes.
