OP, I hope you have had a yard maintenance company look over your yard and determine that it is not salvageable. I have had personal experience with what appeared to be a dead (or nearly dead) section of lawn. The estimate to replace this section was IMHO totally unreasonable. I did some investigation and determined the problem was OVERWATERING due to a problem with the irrigation control. Fixed the irrigation added a few homemade plugs from the 18-inch squares Lowe's sells and around 2 months later I have a very nice lawn. IMHO, unless you have a very bad insect infestation on your lawn I would try the revive it, much lower cost.
