I don't have any idea how long Villages homes existed north of 466A before 466 began building out. Given that the large lot the Costco is getting was still vacant, it had not already been built out yet. 466A is still being developed. All of Trailwinds Village, the new Home Depot, and the upcoming Dollar Tree came about since the time I purchased near Brownwood. Once the customers were there, the businesses began filling in.
Looking at a map, I wouldn't be surprised if the area near Coleman, South of 470, or particularly where 470 meets the Turnpike isn't reserved for commercial development. But, it will be a little while, and a few thousand more homes, before that development really takes off.

Goldwing last video, had all of the newest properties of TV on a map. His estimate, in the next 5 years, 25,000 more homes for the next villages.
