VLS agents have a vested interest in ensuring that you move into The Villages, and not somewhere else. They're not allowed to represent properties outside the community. They know more about the areas, locations, different villages, recreational facilities, etc. than anyone else.
VLS agents are more likely to help you find your way around; if you're on a lifestyle visit, they will be your first point of contact. They tend to be incredibly accommodating for pretty much anything you need to get settled your first couple of days in your new home, or the days leading up to the closing.
VLS agents often (but not always) get re-sellers to list their pre-owned properties for as low as possible, to ensure the quickest sale possible. That means less need for a lot of dickering/price negotiating on your end.

Pros of MLS agent listings: There are more of those than there are of VLS listings, for pre-owned properties. You have a much wider variety. MLS listings can ONLY be shown and sold by MLS agents. VLS agents may not show MLS-listed homes independently. They can help set up an appointment for you to see a home, but it's the MLS agent that has to be physically present to let you in and show you around and answer any questions you might have.
Good info thank you. So as one looking at established homes and not new, do I need to use their VLS representation, or find my own VLS rep hows does that work. Seems interesting when you want one representing and dealing your best interests… as the purchaser.
