Excellent point.
Minor things such as touch-up, replacing old/worn/outdated whatevers, etc. have a return on investment in the 80%-90% range on resale. However structural changes (I'm thinking that moving a wall would qualify as that) rarely have a return on investment that high. 70% or so tops, often much less. (Info based on recall with our realtor before we sold our former house when moving here).
