The outright leader for having the most residents in the 65-plus demographic is the Wildwood-The Villages, with 78% of homeowners falling within this age group.

The median list price in the enclave known as “Florida’s Friendliest Hometown” is also far lower than other popular areas, at $369,900, offering a lower price point for many retirees.

The Villages, which started as a humble trailer park in the 1970s, now spans 57 square miles. It was the nation’s fastest-growing metro in 2023, according to U.S. Census Bureau data."
