We use Floor Masters to install 24" tile in our lanai last month. Our home was only finished this March (less than 2 years old) so they glued down some manner of a tile support system (looked like a membrane--brand name was MAPEI) before the tile went down. First time I have seen something like this used.

This membrane will help prevent tile cracks from the home settling over the years. I'm glad they installed it. Makes sense to me now. Our home in Orlando was built in 2010 (Ryland Builders) and nobody used that membrane and we had a handful of settling cracks when we moved in 2025.

I would suggest you make sure to go with somebody who is not just quoting you by the square foot--tile is very expensive (and dirty) to replace so make sure you hire somebody that is going to do it correctly and not just slap down your tile at a few bucks per square foot.

We are very happy with the results and they certainly worked with us to get everything shipped and stored until we were ready to have the tile installed on our schedule. Jodie was our installer and fussed over every cut to make sure it was perfect.
