I live South of 466 in Sunset Pointe and we do love it there. I can see advantages to living further North. Maybe Beleverde or Winifred or Tall Trees area. The only reason being easy access to all the business places along 466. I find it a little far by cart to get to those places and usually end up driving there. Small issue, but still real. I do like the 5 minute cart ride to the squares the wider cart paths, the quiet, and being in the middle of the total villages when completed. The mature landscaping in the North is nice, but that is just a time issue. Either place is great, buy the home for the home you want and the location (being private, street noise, power lines, trains) is what you want, and you will be happy.
