best bet is new owners
I've been a landlord for 4 years - finally retiring and moving down this fall. I think your best bet is new owners. After my first year, I had the seasonal months rented a year ahead of time. Your chances are better if there is no golf cart or wifi yet, as those with both are snapped up. Keep checking thevillages4rent.com - I advertised there my last year, along with vacationrentals.com. I think thevillages4rent.com puts new listings first for a couple of weeks or so, so you don't have to page endlessly thru. I got lots of tenants from both sites. Also check the classifieds of TheVillagesDailySun.com.
Another suggestion, if you can't rent February, is to rent April - much more available, cheaper, and IMO much more dependable, nice weather. I know - you're not getting away from winter up north, but you may have better weather than either Jan., Feb. or March in TV. With the price difference, take a cruise in Jan. or Feb. to get out of the cold for a week!
