I think it's true, as others have posted here, that the newer villages will have more snowbirds to begin with, and also more rentals. The longer you are here, the more your social life centers in TV, and you start staying longer, and decide to sell the home up north (or wherever).

I also think that in this economy, more new retirees are deciding it is too expensive to have 2 homes and in the near future at least, more will be year-round. That's MO, anyway. Wonder if the realtors are seeing this?
Ohiogirl is right on.

Many snowbirds come down in October and stay until April, going back north for the holidays.

There is a group that comes for January, February and March. I would guess that many of those are renters, but I could be wrong.

I think Ohiogirl is right about seeing more full timers in the future because of the economy.
