Another thing to think about is staging the house. These TV shows are correct in telling you to de-personalize your house. Make everything neutral and attractive. If you have too much stuff in your house, move it to storage. Less is better when staging a house. Look at HGTV's website and other places online for some ideas.
Then, of course, you need some way to get people in to look. That's where a good real estate agency comes in. Fire the one you have, as suggested, and tell the next one what you expect from them. Either that or market it yourself. If you do that, you save enough to really go big in advertising your house, but the drawback is that you are limited to local buyers. MLS goes all over the state, usually.
