I would not pay for an appraisal. You can go to Lyle Gant's website,

Find the home model and square footage that you are trying to sell that has sold over the last several months and you can get a good idea of what it will sell for without an appraisal. Save yourself the $400.
Don't make the mistake that most do and overprice your house. Market it at the price everybody else is selling theirs for. Advertise on the website

If you just stick a sign in your yard, it may eventually sell, but I would recommend aggressively marketing the house. The ones you will be competing with are very aggressively marketed.
