I, also, am from the 'burbs of Washington DC. The heat and humidity here is a lot more tolerable than in the DC area. Yes, it does get in the 90's and there is some humidity - but the air quality is a lot better. No Code Red or Code Orange days (air pollution due to carbon monoxide, bus emissions, etc).
I would guess around 70-75% are full time residents.
The summers are great because it is easier to get good tee times, no restaurant lines, etc. - but we love our snowbirds. They pay property taxes and also keep our ammenity fees low.
