I think the biggest question at build-out will be "What happens when the developer stops advertising?" Right now the pre-owned market gets a lot of play from the developer's nationwide marketing effort, which in my opinion is very professional and is probably very effective. It's doubtful he will continue to advertise on major TV network golf telecasts or in major golf magazines after build-out. That could affect home prices negatively, due to diminished demand.
