I hope this a buyer that will make a fair offer.
How many buyers place an offer after the first showing?
If a potential buyer comes for a second showing, does it mean they will automartically place an offer?

The first showing is usually for first impressions, and the second is to check out specific info like how much storage is in the kitchen, what type of appliances are included, is there hardwood under the purple bedroom carpet, does the neighbor's dog really bark continually, etc.
Usually a second showing means they've narrowed their search down to one or two homes in your neighborhood. If the buyers are experienced, they may make make an offer after a second showing. If the buyers are first timers, they'll usually want to bring their parents before they make an offer.
