Perhaps one of the major differences between NY and Fl is: Not requiring an attorney for everything you do in life. I agree, if you are purchasing a new home here at the Villages, it will not be necessary to have an attorney. The sale process and closing is boiler plate and the closings are uneventful almost all the time.
If you are purchasing a re-sale it would be prudent to have your own attorney (real estate or contract) reviewing your sales contract and closing paper work. A realtor is a professional sales person and their skills are in finding you the home you want and negotiating the best price.
