Remember to add the bond, if any, in considering total cost of the home. Likewise, if you are considering upgrades or a premium lot, add those to the total cost if they are not already included with a resale you are considering.

Consider the orientation of the lanai. Many prefer east-facing to avoid afternoon sun. Others prefer afternoon sun. Also consider if it's a kissing lanai (i.e., faces another lanai), street facing or private (i.e., wooded or landscaping privacy behind it.)
