Our realtor took great pics of the house and posted them in MLS. It is a VERY contemporary style house. She also doesn't recommed open houses as it doesn't usually bring buyers. She has a stipulation that she ONLY shows to buyers that are pre-approved for financing - no looky-loos. And she attends ALL showings - no lockbox.

kandj, good luck with the sale of your home, I am in the exact position. The only difference is, I am the listing agent. I agree with your agent, open houses are usually held to show the sellers that we are "working" for our money, I am not sure about her other stipulations. I have worked with many, many buyers that were not 'pre-approved' and although I agree, I would not waste much time with them, I would not stop them from looking. They may not have been to the bank yet but they may know that they would have no problem financing your home without talking to the bank. The other issue I would address it the fact that she has to attend all showings...why? What if she isn't available? There have been many, many times that I am out showing properties and we pass a for sale sign. I immediately call the office and request the opportunity to show the property. If we have to wait for the listing agent, the opportunity is lost. If you have to wait for your listing agent, then you have lost the opportunity too!! Please address these concerns with your agent. This is a very tough market and we need to avail ourselves of every chance to get our property shown. I'm not condemning your agent at all, just giving some insight from years of experience.
