I would look in areas that are fully complete (resale home). Much better deal since a new home is not negotiable in price at all. Every upgrade is extra money. Construction work going on for quite some time around you. Higher bond payment. Immature landscaping.
Look in established neighborhoods, is my opinion.

I am not sure i wd buy directly adjacent to potentially non residential land but from experience i disagree with Tbugs above advice
