I'll offer one suggestion... from past experience. If you decide to install after you close on the house, consider in advance wether you will want a backsplash or not.
if not, have them leave the formica backsplash off when they build.
It will save on damage to the walls during the change-out, as most backsplash material is glued on.
I have had 'after build out' granite installation done in previous homes... it was never a headache to go through..... and I've never regretted doing it that way.
I always got a better price/selection than what the builder offered.
Be advised though, you will probably have to change out your sink as well. The granite dealer often times will carry compatible products.
