Clean and neat counts. Keep the point of entry to your home free of spider webs and debris. Avoid strong cooking smells (like fish or onions). Make sure all lights are on and working when you have a showing.
I sold two houses (my Mother's house and our house) in seven months in Maine (talk about a tough market) this year by ASKING FOR AN OFFER from someone who seems somewhat interested but can't quite seem to make a choice on which house to buy. Both parties didn't make an initial offer, but once negotiations began, they hung in there to a successful sale completion.
Don't expect to get what YOU think your house is worth. Be open to 85% or so of what you think it is worth. Don't worry, you'll make it up on the other end even if you are buying new because once TV is built out the demand for homes will still be there and home prices will increase significantly.
