I think the commercial space in both squares is expensive because I have seen frequent vacancies over the last four years. It is hard for a business to sustain itself with the fluctuations of population as we come and go here. When the population drops during the slow season, the bills go on. But that is only a guess on my part. Come on Richie.

I have no "in", I just read the newspaper. It was actually in one of the stories about Luigino's opening in the Daily Sun. They quoted the developer as having said they turned down many requests for the space until they had an offer that seemed right for that high profile location.
"Following the money" is just a time honored wisdom that is usually always correct when you're looking for an answer to most any question where money is a factor.
