When we purchased in July 2007, it was buy it "as is"....to a certain degree I think it's still that way. There is no "bargaining" or incentives because they don't NEED to do that to sell homes here!
We were lucky enough to get in at a time when (as we were told) "the builder has an excess of inventory in this area and will discount the house you want by $20,000"! Well, we snapped that deal up IMMEDIATELY!!
Bought it off the Internet, sight unseen. Our realtor was kind enough to take some digital pix of the actual house and email them to us. I think we had 48 hrs. to decide if we wanted to buy or not. We did. We were really LUCKY and ended up in a great neighborhood/location...we LOVE it!
The house was very "builder basic". We have since upgraded/personalized to the tune of around $50,000 (over the past 4 years). Of course, this means we have priced the house out of the current market...but we don't care. It is now the EXACT house we want and we are happy with it...not planning on selling anyway!
