The CYV (Courtyard Villa) homes can be identified by their sideload garages (a few will be frontload) and enclosed/fenced yards along the side and in the back. As has been mentioned, some are stick built and others are either CBS (concrete block and stucco) construction or poured walls. CYVs will be clustered together in a group where the homes and streets in the group will be surrounded by concrete or decorative block walls.
The Patio Villa homes can be identified by the length of white picket fence along the front of each home as well as having their lanais on the street side of the home where the front door is located. They are all stick built homes. Similar to the CYVs, they will be clustered in groups though the houses though the streets are not surrounded by walls.
There are other detail differences between the two lines of homes. But the above gives you the gist of at least how to recognize one type of villas from the other! Jimbo posted the link above which will show you the different floor plans, etc. for all the models of each kind of villa.
