I'd think 48 comparable sales in 3 months in the area would be extremely encouraging. That's a very active area, no? Your time HAS to be soon.

Ask yourself (or, rather, a disinterested 3rd party realtor), "If I absolutely, positively had to sell within 30 days, what would that price be??" It might be your price.....
