We looked at lots of resales before we decided to build new. All of what you say is true but there are down sides that you do not mention. Mature landscaping yes but we did not see any that were our taste so would need to be redone. Every resale we looked at had paid little of their original bond amount so no big savings there. We both felt that we would need to settle for something other than what we really wanted forcing us to remodel before we could occupy. I believe most people will find it difficult to find a resale that fits all their requirements. Now if you are not that particular about your home, you may be able to find a good deal. All of the homes we looked at were priced above what we would have paid new. If you add in remodel cost, it is not a good deal. We could have tried to negotiate a lower price but I do not believe the sellers would lower the price sufficently to equal the renovation cost. Since we hope this is our last home purchase, we want to get it the way we want it without the hassle of renovating. Just our experience.
