If a tree that big was left with homes constructed around it, it's almost certainly a live oak, a valued and extremely protected tree in Florida.
Your deed restrictions limit the removal of trees other than some immature ones. Removal of a tree as big as you've described would definitely require approval by The Villages, and it probably would not be granted. If it is a live oak tree, it would also require approval by one or more state agencies, also unlikely to be granted.
Violation of deed restrictions are legal restrictions not to be dealt with lightly. Violation of regulations protecting various kinds of trees is a criminal offense and very expensive. Be careful and do your research.
