Your deed restrictions limit the removal of trees other than some immature ones. Removal of a tree as big as you've described would definitely require approval by The Villages, and it probably would not be granted. If it is a live oak tree, it would also require approval by one or more state agencies, also unlikely to be granted.

Violation of deed restrictions are legal restrictions not to be dealt with lightly. Violation of regulations protecting various kinds of trees is a criminal offense and very expensive. Be careful and do your research.
Contrary to popular belief, no species of oak tree is protected by the State of Florida. My neighbors and I have confirmed this with the UF/IFAS Extension. We did so about a year ago because of our concern for mature oak trees behind our lots. Coincidently, I was at a meeting tonight with Lloyd Singleton from the Extension and reconfirmed this.

However, TV deed restrictions and county ordinances may require an approval process that must be followed.
