an 850-ish seat capacity certainly cannot be very attractive venue for many performing artists/attractions.
since we have strayed of topic I will as well.
Performing arts centers like any and all public funding based facilities that sit most of the time unoccupied (very low utilization per $$$ invested) are very difficult to financially justify.
There is usually a very high ongoing daily maintenance/operating expense required whether there is a performance or not.
I also believe the demographics of TV alone cannot not support the ongoing break even ++ of such a facility, therefore would of neccessity need to be outside TV and closer to another population with a more varied age demographic.....my opinion.
