Of course I'm a bit bias but there are some very valid reasons to consider having your potential home inspected by a licensed Home Inspector.

I in almost all cases walk all over the roof, inspecting not only the shingles, but also the vents, ridge vents, etc. Even in a one year old home I have found issues with these items. A friend helping you by doing a "walk through" would probably not do this, and thus not find potential issues in these areas.

I also crawl through all accessible areas of the Attic checking structural issues, insulation and ventilation issues as well as other issues too numerous to mention here.

I just read a very interesting article in the latest issue of "Family Handyman". It discussed a list of what new homeowners wished they did, or would have done differently after buying a home if they could do it over. The NUMBER ONE most popular item on the list was HIRE A PROFESSIONAL HOME INSPECTOR. While we do not have "super powers" or wear a Cape, we take pride in our extensive training and experience, our continuing education, etc to provide the best inspection we can.

My typical inspection in The Villages takes around 3 to 4 hours. I then back in my office spend usually around 2 hours putting together a 30-50 page report with a good amount of pictures outlining all areas of concern I have found.

My reports are not "alarmist", but a fair, balanced, comprehensive report on all areas of the home. It is easily readable and understood. I am always available to explain and advise if needed.

The Villages is a one of a kind, wonderful place, and the homes are for the most part well made. That being said, no home is "perfect", and I most always find issues that should be addressed. Even when no major issues are found, clients seem to appreciate the peace of mind that the Home Inspection provides. There is also value in having the Inspector show you where shut offs are, where the air filter is, etc, etc.
